Request for a use permit to demolish an existing single-story, two-unit multifamily residence and accessory building and construct a new two-story, single-family residence and detached garage on a substandard lot with regard to minimum lot width in the R-2 (Low Density Apartment) district. The proposal also includes an attached accessory dwelling unit (ADU), which is a permitted use and not subject to discretionary review. The project includes one development-related heritage tree removal which was reviewed and conditionally approved by the City Arborist.

Request for a use permit to demolish an existing single-story, single-family residence and a detached garage and construct a new two-story, single-family residence on a substandard lot with regard to width, depth, and area in the R-1-U (Single Family Urban Residential) zoning district. The proposal also includes an attached accessory dwelling unit (ADU) which is a permitted use and not subject to discretionary review.
