80 Willow Rd.

The City has received a formal development application for 80 Willow Road which asserts to have been filed under the so-called “builder’s remedy.” 

  • Building 1:  336,000 sf office, 11,700 sf retail; 301 ft. tall
  • Building 2: 231 residential units and 130 hotel rooms (178,056 sf); 446 ft. tall
  • Building 3: 434 residential units and 26,740 sf retail; 397.5 ft. tall
  • Montessori School: 3,500 sf
  • Total residential: 665 units (density 99.5 du/ac) and 955,833 sf (approximately 3.28 FAR)
  • Total non-residential: 336,000 sf office, 38,440 sf retail, 178,056 sf hotel, 3,500 sf school = 555,996 sf (approximately 1.91 FAR)

The development data for this application will be verified once the application has been deemed complete. 

What are the next steps?

The City received a formal development application on May 24, 2024. The City deemed the application incomplete on June 22, 2024 due to multiple, required items missing from the application. The Applicant has the option to resubmit a formal development application in order to bring the application into compliance with the City’s application submittal requirements. Once the City receives a resubmitted application, the City will have thirty days to review the application and determine if it contains all application submittal requirements. Once the application is deemed complete by the City, the City will begin reviewing the application for compliance with applicable development standards and City requirements.

Are the project plans available for review?

Pursuant to State law, the City is limited in its availability to publicly post architectural drawings without architect permission. Members of the public may view the application materials, including architectural drawings, in person at City Hall. Appointments are encouraged to view the materials in person. Appointments with the Planning Division can be made online at menlopark.gov/appointment.
