Request for Architectural Control to construct three new three-story residential buildings with a total of 88 below market rate dwelling units and a community room of approximately 2,217 square feet, and associated site improvements, including a dog run and children's play area, on a vacant standard lot in the R-3 (Apartment) zoning district. The project would be 100 percent affordable, with priority given to employees of the Ravenswood City School District. The application is being submitted subject to the State Density Bonus Law, Government Code Section 65915 and relevant amendments, which permits exceptions to the City's Zoning Ordinance requirements. The applicant is requesting waivers from development standards to decrease the minimum front setback, increase the maximum floor area ratio (FAR), increase the maximum driveway and paving area, increase the maximum height, and decrease the minimum land area per dwelling unit.

You can view the project plan and site information(PDF, 12MB) as submitted by the applicant online. If you are interested in viewing revised project plans, they will be available for review one week before the Planning Commission meeting. It will be attached to the staff report that will be available online the Thursday before the meeting.

Please submit comments and questions to Senior Planner Chris Turner by April 12, 2024, in order for staff and the applicant to fully consider all comments and questions before the preparation of the staff report. Written correspondence is typically considered a public record and may be attached to staff reports, which are posted on the city website.
